In the late 1990’s, Centrum Properties acquired the property of the former Montgomery Ward headquarters and catalog warehouse. Existing buildings included the original 19th century headquarters office building, a 1960’s Yamasaki designed high rise office building, and the warehouse, all located adjacent to the Chicago River just one mile northwest of downtown Chicago in a formerly industrial area seeing rapid residential redevelopment.
The two former office buildings were assigned for residential development, while the warehouse was designated for a mix of residential, office, and commercial. Additional parcels of adjacent land were planned for new residential construction. An esplanade was also planned along the riverfront.
